Tellico is one of the clearer, cleaner lakes in the TVA system — and one of the most premium residential dock markets we work. We design, permit, and build across all 16,500 acres, from Tellico Village down to the Little Tennessee headwaters.
Tellico Lake covers 16,500 acres across Loudon, Monroe, and Blount counties — impounded by the Tellico Dam on the Little Tennessee River, connected to Fort Loudoun Lake by canal. Clear, cool water, deep coves, and the planned community of Tellico Village define the lake's character.
Most Tellico builds are high-end residential docks, often paired with boat lifts and party decks. Tellico Village has its own design covenants on top of TVA's 26a process, which we navigate as part of every quote.

Tellico's 5-foot seasonal swing is moderate by TVA standards — manageable for both fixed and floating docks. The lake's bigger build constraints are aesthetic and regulatory: Tellico Village covenants, neighbor setbacks, and homeowner expectations for finish quality are typically higher than on the working reservoirs.

Yes — the Village has its own design covenants (roof color, dock style, setbacks) on top of TVA's 26a requirements. We review both before submission so the dock passes the first time.
Both work well. Fixed docks suit the stable upper-lake coves; floating docks make sense at deeper points and on properties where the 5-foot drawdown changes the deck experience. We'll recommend based on a site visit.
Yes — Tellico is TVA-managed. We file the application, cover the $1,000 fee, and manage TVA review on every Tellico build.
4–7 months from signed contract, including TVA permit time. Tellico Village reviews can add a few weeks but we run them in parallel with TVA.
Below-dam properties have their own access constraints. We've built there — the design path is different, but the construction is the same.
