Fort Loudoun Lake

Knoxville's lake, with significant drawdown.

Fort Loudoun is the uppermost mainstem TVA reservoir on the Tennessee River, impounded by the Fort Loudoun Dam in 1943. 14,600 surface acres stretch 50 miles from Knoxville's waterfront down to the dam, with a connecting canal to Tellico Lake.

Heavy residential dock activity through Knoxville, Louisville, and Lenoir City, plus significant seasonal drawdown, make floating docks our most-installed build here. Fixed docks suit the deeper, more protected coves.

Drawdown Strategy

Built for the Six-Foot Swing.

Fort Loudoun runs about 6 feet of seasonal fluctuation, similar to Watts Bar. That swing makes floating docks the default build for most owners who actually want to use the dock in November and February as much as in July.

  • Floating docks dominate the residential shoreline — the deck stays usable through the full drawdown.
  • Fixed docks still work for deeper, sheltered coves and Tellico-side properties.
  • Pile-guided floating systems handle the 6-foot swing without anchoring rework.
  • Long gangway ramps for shoreline angle and seasonal grade change.

Frequently Asked

Fort Loudoun Lake FAQ

Should I build fixed or floating on Fort Loudoun?

For most properties, floating — the 6-foot drawdown makes fixed docks awkward at winter pool. Sheltered, deeper coves still suit fixed builds. We'll spec based on a site visit.

Do I need a TVA 26a permit on Fort Loudoun?

Yes — Fort Loudoun is TVA-managed. We file, cover the $1,000 fee, and manage TVA review on every build.

How does the canal connection to Tellico affect dock builds?

The canal connects the two lakes hydraulically but is generally not a build zone itself. We design around it for properties near the connection.

Can you build in downtown Knoxville?

Yes — commercial and marina work both. Urban builds have different access constraints and we plan equipment delivery accordingly.

How long does a Fort Loudoun build take?

4–7 months including TVA permit time. Floating dock construction itself usually finishes in 2–4 weeks once materials are on site.
